For this listing we wanted to showcase the uniqueness of the outdoor pool party area, and take advantage of the interesting and exciting setting to really grab attention on video. We fully immersed the agent into the setting, which is a much more effective way to showcase a home. Additionally, we did a video-specific staging that included hot dogs, hamburgers, tiki torches, pool blow up items, a raft, sunscreen, towels, etc. All of that comes together to really grab people in the first 15 seconds, and creates a commercial-style video that drives people to the lead-capture website to view the photos and to learn more.
Aerial Photography




Our aerial photography is strategic, purposeful and eye catching. This listing is located in a cookie cutter neighborhood, so just flying around taking random angles isn’t effective. Instead we focus on a wide shot to set the mood of the peaceful suburban neighborhood, and then use the other shots to showcase both the unique corner lot, and the backyard area. Each drone shot is subtly edited to make sure the home stands out.
Traditional Real Estate Photography

















































Our traditional real estate photography starts with the front photo. For this listing, the 2 main front photos were taken with a drone in order to get the best height. We also take the time to make sure the sky looks nice, and perform other edits and enhancements when needed. You are paying us to deliver the best front photo possible, so we don’t upcharge for drone, sky replacement, etc. For the rest of the photos, we make sure they are bright and colorful to attract buyers, instead of “lab-like”. We do NOT recommend the latest trend of doing any kind of clear windows (with a few exceptions).
Note: We deliver more photos than the album above, but recommend not overwhelming buyers by posting 10 angles of the foyer.
Community Photos







The first thing a buyer buys is the community. So how can a listing not showcase this? We make sure to provide all the amenities and a few community shots that really shows the local area. This home was not in a traditional amenity-filled community, so instead we focused on the places the new owners would be frequenting including the country club across the street, attractions like One Loudoun and Lansdowne, their local grocery store and of course, commuting options.
Matterport Tours

We aren’t in love with Matterport as a software, but we know the effectiveness of using this as the primary tour of the home. Especially with the health issues that came to life during COVID, Matterport has become much more important of a tool to market a home. Because it is the leading brand in the market, it easily slides into your website, the MLS, and even Zillow now. Plus, buyers have now heard of the brand. Like I said, we don’t love that it can be clunky and controls aren’t perfect, but we’ve seen it help buyers choose homes from overseas before. (And I personally live where I live because there was a Matterport tour that hooked me, which really drove home the point to me after hating Matterport for years).
We also include the Matterport created floorplan for free. We even will go in and make some minor edits (adding the pool).
Night Photos







You’ve probably seen a lot of realtors using those super fake looking “sunset” photos. Well, so many people are doing them that they no longer stand out. What does stand out however, is night photography. This service does NOT work with every home, and is more geared towards luxury properties with lots of lighting. In this home, the backyard is designed for night entertaining, so the pool looks great at night with lots of lights. If the pool did not exist, we wouldn’t recommend at this property.

There is no doubt the agent videos blow a traditional video out of the water in terms of branding and interaction, but you can also make an impact with our style of traditional walkthroughs. We think of these more of a trailer for the home than a walkthrough, and ALWAYS include community features. These look even better when located in an area where drone is legally allowed (not McLean).
